Tile is one of the highest-margin residential trades. Pricing variability comes from tile size, layout pattern, substrate, and finishing details. Same kitchen backsplash can be $400 in subway tile or $4,000 in marble mosaic.
Here are the 2026 tile rates per square foot installed.
How Tile Is Priced
Tile is priced per square foot of finished surface, separated by:
- Floor tile vs wall tile (different labor rates)
- Tile size (larger = harder to install, more cuts/waste)
- Pattern (straight = lower waste, herringbone = high waste)
- Substrate (existing slab vs new backer board)
Per square foot installed (2026):
- Floor tile (standard 12x12): $7-15/sq ft installed
- Floor tile (large format 24x24+): $10-20/sq ft installed
- Wall tile (subway, ceramic): $9-18/sq ft installed
- Backsplash (small kitchen): $25-50/sq ft installed (premium per sq ft because small jobs)
- Mosaic tile: $15-30/sq ft installed
- Stone tile (travertine, slate): $12-25/sq ft installed
- Marble tile (Carrara): $15-30/sq ft installed
- Pebble tile (shower floor): $25-45/sq ft installed

Smaller jobs (10-30 sq ft kitchen backsplash) price higher per sq ft because of fixed setup time. Larger jobs (300+ sq ft floor) price lower per sq ft.

- Decorative inserts or borders: $5-30/LF for pattern coordination
- Existing tile demo and disposal: $4-15/sq ft
- Subfloor repair (rotted plywood): $5-15/sq ft of repair
- Color-matched grout (custom): $50-150 upcharge
Markup and Margin
Standard markup on tile: 30-50%. Tile is a high-margin trade because the customer expects "tile guys" to be expensive and material specs allow for flexibility.

Common Mistakes That Kill Margin
1. Underbidding small backsplash jobs. A 30 sq ft backsplash takes 1.5-2 days when you account for setup, layout, cuts around outlets, grout, and cleanup. Bidding at $15/sq ft = $450 = lose money. Real backsplash bid: $25-50/sq ft.
2. Forgetting waterproofing. Showers need Schluter or equivalent waterproofing. $400-1,200 per shower in materials, $300-700 in labor. Not optional.
3. Underestimating waste on patterns. Herringbone is 20-25% waste. Diagonal is 15-20%. Hexagon is 15%. Subway straight is 8-10%. Quote based on the pattern.
4. Free upgrades to large format. Large format tile (24x24+) takes 30-50% longer to install (heavier, requires leveling system). Customer asks "can we use bigger tile?" Issue a change order at $3-5/sq ft upcharge.
5. Skipping the underlayment. Tile over plywood without backer board cracks within 6 months. Backer board is $1-2/sq ft + $1-2/sq ft labor. Always include.
