Roof replacement is one of the highest-volume search queries homeowners run. Contractors who price it correctly and present transparent line items win 35-50% more bids than those who throw out a single number.
Here are the 2026 numbers per square foot, per square, and per material type.
How Roof Replacement Is Priced
Roofing is priced two ways depending on region:
- Per square foot: $4-15/sq ft installed (residential, all-in)
- Per square: $400-1,500 per square (1 square = 100 sq ft)
Per square is the industry standard for roofing material. Per sq ft is what homeowners understand. Most pros quote per square internally and present per sq ft externally.
Per square foot installed (2026):
- 3-tab asphalt shingles: $4-7/sq ft
- Architectural asphalt shingles: $5-9/sq ft
- Premium asphalt (Owens Corning Duration, GAF Timberline HDZ): $6-11/sq ft
- Metal roofing (corrugated/ribbed): $9-14/sq ft
- Standing seam metal: $12-20/sq ft
- Concrete tile: $10-18/sq ft
- Clay tile: $14-25/sq ft
- Natural slate: $20-40/sq ft
- Synthetic slate: $11-18/sq ft

Disposal:

Crew rates:

Site Conditions That Change Pricing
- Steep pitch (8/12+): +30-60% labor (slow walk, more harness time)
- Two-story or three-story: +15-25% labor (ladder/lift management)
- Cut-up roofs (multiple gables, valleys, dormers): +20-40% labor (more cuts, more flashing)
- Open or rotted decking: $50-100 per sheet replaced + labor
- Inadequate ventilation: ridge vent install $300-1,000
- Skylight resealing: $150-400 each
- Chimney flashing replacement: $200-700
- Lead paint test (homes pre-1978): required if disturbing painted surfaces, $50-150
- Permit fees: $100-500 depending on jurisdiction
- HOA approval: 1-4 weeks delay if required
Markup and Margin
Standard markup on residential roofing: 30-50%. Roofing has high physical risk (workers comp premium 12-25%) which justifies higher markup than other trades.

Common Mistakes That Kill Margin
1. Underbidding tear-off. Removing 2 layers of asphalt is more than twice the work of removing 1 layer (more disposal, more careful handling of decking). Always quote tear-off per square based on existing conditions.
2. Forgetting decking. 5-15% of residential roofs have rotted or damaged decking that needs replacement. $50-100 per 4x8 sheet plus labor. Always include "decking allowance" line item.
3. Ignoring ventilation. Most older homes have inadequate ventilation. Roofers who fix this add $300-1,000 to the bid AND a stronger 25-year shingle warranty (manufacturers void warranty without proper ventilation).
4. Free upgrades to architectural. Customer asks "are these architectural shingles?" If you bid 3-tab, the upgrade is +$100-200 per square. Issue a change order, do not absorb.
5. Skipping the lead paint test. For homes built pre-1978, EPA requires lead-safe practices. Skip and risk fines + permit revocation.
