What Drives Cost Variation
1. Access
Interior work is cheaper if there is good access. Crawl spaces with low headroom or finished basements that need demolition first cost dramatically more.
2. Soil type
Expansive clay soils (Texas, parts of Colorado, Mississippi) require deeper piers and more drainage. Sandy or rocky soils are easier.
3. Number of piers needed
Settling repairs require piers spaced 6-10 ft apart. A 30 ft long affected wall = 4-5 piers minimum. Full perimeter underpinning of a 1,500 sq ft house = 15-25 piers.
4. Engineer reports
Most foundation work over $5,000 requires a structural engineer's report. $500-2,500 for the report. Many states require it for permitting.
5. Permits
Foundation permits run $200-2,000 depending on jurisdiction.

What Buyers Need to Know
Get an engineer report first. Foundation contractors who diagnose AND sell repairs are conflicted. An independent structural engineer ($500-2,500) tells you what is actually needed.
Get 3 bids. Foundation pricing varies wildly. Ranges from $5K to $25K for the same job are not unusual.
Check warranties. Most reputable foundation contractors offer transferable lifetime warranties on piers. Without that, you have no protection if the pier settles further.
Watch for upselling. Foundation companies often push for full perimeter underpinning when only one corner is settling. An engineer's report prevents this.
Understand the warranty value. Lifetime transferable warranties add resale value. Without one, the next buyer's inspector may flag the foundation work.
What Contractors Need to Know
- Always get an engineer report. It protects you from liability and justifies the bid.
- Use the construction contract template with hidden conditions clause. Foundations have surprises.
- Quote per pier, not lump sum. Owners understand "5 piers x $2,200" better than "$11,000 for foundation".
